What must I check to buy a flat

Hello, Planning to buy a flat in Bangalore, Bannerghata Road. The flat is in the 5th floor. The Building has 7 floors in which 6th and 7th are duplex occupied by the owner. Each floor has 2 units. What documents must I check for before buying this flat. There is a difference of opinion that since this is a small project (2400 sq ft Area with only 14 units) there is no need for an OC if the land is A Khata. Please advice
1. Considering the no. of units that you mentioned, OC is mandatory even if the residential flat has A khata.
2. You need to get the documents from owner that how he acquired the title of the property. via., sale deed, partition deed .. etc.,
3. Mutation, RTC documents need to be verified for the said property.
