What is the difference between the sale deed and patta

I have purchased a land of extend 2449 sqft(62*39.5) in 2015. As per EC, parent deed and sale deed the extent is same with clear boundaries. When we tried for patta, the size of the plot is comparatively less(56*37.5) with a change in boundary at one side. As per EC and deeds there is no path on one of the boundary. But the FMB/patta has an additional path at one side of the plot. Could you please advice what to be don here.
If the property purchased from the DTCP or CMDA layout the Road portion already gifted to the Local Panchayat hence there will no problem in the boundary. If it is unapproved after purchase the promoter may shown your land road and illegally sold it to some one else.
