What is the consequences of paying white more than the circle rate

Hi, I am a service man in Delhi and having only white as money. I want to purchase a house in Delhi. I just want to know the consequences of paying all money in white which is more than the circle rate. This I know that I have to pay the stamp duty more. But what impact it is on the property tax or any other impact. Kindly suggest the best so that I can prepare myself for purchasing the property. Waiting for your faster reply. I am Hindu.
