Transfer flat & loan to Husband name from wife name

I want to transfer my wife flat and loan on my name. Could you please advise what is the procedure?
gift the flat from your wife's name to your name and ask the banker for transfer of loan in your name. In gift the stamp duty would be lowest and would be easily done for further enquiry call on the number
