Starting a hotel in Nainital, how to secure the money paid as capital

I am starting a hotel in Nainital(UK) district with a local resident who have a piece of land in his name registered in Khatauni. We came to an agreed price of that land and I am paying him half of the agreed amount of the total land price. Since I am based out of Uttrakhand and can't buy that much area of land in my name(I don't want to get into getting permissions under section 154), how can I secure the amount I am paying to him. We have a partnership firm registered and he is suggesting to lease the land to the partnership firm but I am concerned about his rights on land. Please advice.

You can invest the land in the capital of your registered partnership firm. Thereafter, the land will be deemed to be the property of the firm, hence, your half payment for the property in Nainital will be secured.
