Sale deed for land with constructed bungalow on it.

Dear friends and respected seniors, My query is as follows :- The buyers want to make the land agreement for Rs. 456624/- as per ready reckoner rate and bungalow agreement to be notarized for Rs. 243376/-. I want to make the sale deed as per the following terms :- 1) I want to make land agreement for Rs. 50000/- and notarize bungalow agreement for Rs. 650000/-. 2) I also want to make a stamp paper agreement with the buyer saying that all pending dues will be paid by them. Is it possible to make the sale as per the above mentioned terms, if not, then what other options do I have ? Awaiting your replies. Thank you.

This is my response to you:
1. You can make a sale deed for the land;
2. Pay stamp duty only for the sale deed of land and not bungalow;
3. Consult a local lawyer, discuss full facts and then take necessary steps.
