Resale property and seller issue

I have purchased one resale property and paid down payment and stamp duty and registration charges and for remaining amount have applied for loan.sellerhas outstanding loan my bank which is ready to disburse loan has few papers to b signed by seller also for paying outs loan on home but seller dont want to sign the papers please advice and what f we cancel the deal?

2. Is there a any affifavit or indemnity bond?
3. You can enter into a cancellation deed;
4. You can get refund of stamp duty;
