Removal of Co-owner (Wife) from my property

I have property on my name in which I am owner and my wife is co-owner. I have to remove my wife name from co-owner and I will be only owner. 1) I have done all payments and my wife is there for name only because I thought I will get some benefit in loan. But didnt/ 2) If I keep my wife as co-owner, will I be able to sell my flay without her sign as I am main owner. 3) If I have to remove her name as co-owner, whats process.

If you want to sell property , you can not sell it alone without your wife's consent and signature. You may get the said flat first transfer to your single name by registered gift deed of your wife gifting her share in the flat to you.
