Remedy to get token amount back as don't want to purchase house

Recently I have booked one home and gave token as well via cheque, I asked him to not apply cheque in bank until I heads up as I want to make sure I will get home loan without any issue, I have also applied for home loan. But now I am feeling that this house is not my dream house and want to cancel the deal. Please suggest how can I proceed now.
Do cheque is already honoured by bank or not if not first inform the police station regarding your cheque with your builder otherwise there is a chance he may drag you to court in case of NIA 138 for cheque bounce in case you stop payment of cheque .
