Registration of Sale Deed - In case of Conveyance Deed, it is decided

In case of Conveyance Deed, it is decided that only part payment will be recd by the seller and registration will be done base on that. For the balance amount post dated chq will be issued by the buyer in favour of seller, in case the chq gets bounced the Conveyance Deed stands invalid is being told by the buyer. Is this legally correct ?
This is my response to you:
1. If they add the condition in the deed then it will be holding against you;
2. Is this deed being made with the builder then be careful;
