Registration of Sale agreement and sale deed

I have finalised a sale of my flat in Thane. The buyer will pay part of the agreed amount and make sales agreement. He wants to get this registered and the Bank which has sanctioned the loan would pay the balance amount only after submitting this registered agreement. They will take 30 days for this. After this will a Sale Deed has to be made on receipt of the full payment and has it to be registered. If Sale Deed is not made what other way I can protect myself as a Seller
This is my response to you:
1. Enter into an indemnity bond and add relevant clauses;
2. This will be binding against the buyer;
3. But as a seller you need not worry about much;
4. Consult a local lawyer and take steps.
