Regarding cancellation property deed

I m hindu.i sell my shop to seller .he make a deed(ikrarnama) and give token money (biyanq) 1 lakh rs..usne deed mein ye bhi likhvaya ki agar m kal shop dene se mna krdu to mujhe double pes3 dene honge.ab m apni shop bechna nahi chahta .kya mujhe use 1 lakh hi modna hoga ya uska double 2 lakh.plz tell sir.aur kya m ye cancel kra slta hoo ya mujhe sell krni hi hogi use.
ideally if you cancel the agreement then as per the agreement purchaser can seek the specific performance of the agreement means he can seek the help of court to force you to execute sale deed in his favour or pay the double amount of biyana i.e. 2 lakh.
