Property transfer to family member

My father has a 3 storey house built on 1770 sqft in Patna, Bihar. He wants to transfer it to my mother. What is the best way to transfer so that in future, no one can raise questions on transfer and what will be the cost of transfer?
You can execute a gift deed which is always a registered one. Once the gift deed is executed you can file mutation of property and get the tax receipt in the name of your mother. Cost depends on MVR in your area. Usually 5-7%
