property sale in delhi so give me best

hello sir, i am salim from sagarpur new delhi. mera delhi me 40 GUJ ka 2 floor makaaan hai abhi maine use sale kiya hai 40 LAC me jisme koi bhi broker nahi hai aur party se direct deal kari hai maine. party meri property loan pe lena chahti hai jiske liye unhone bank se 20 LAC ka approval bhi le liya hai. abhi party ne 2 lac rupees mujhe "BEYANA" diya hai aur bola hai ki 20 LAC apko bank se Demand Draft se milega jis din meri property ki ragistry ho jayegi aur 14 LAC wo kuch din me de denge hamne unhe bola hai ki april me hum makaan khaali karenge wo bol rahe hai ki 4 LAC Rupees jis din makaan khaali hoga to wo us din ka PDC Cheque denge to kya april ka PDC cheque lena sahi rahega kyoki agar property unke naam ho gai or baad me april ka PDC cheque bounce ho gaya to hum kya kare. aap suggesion dijiye thanks

All these conditions which are telling that has been agreed upon between you and the buyer must have been incorporated in the agreement to sell. Do let us know. Moreover in case the payment terms have been decided verbally than it should form part of the sale deed. We will help you with the proper clause which should be there in the sale deed.
