PROCESS TO HAVE MOU REGISTRATION ?

Hi , my and other 2 friends buying 1000sft commercial property but builder is not ready to register 1000sft on all 3 members as he wants it should be on 1member for his convenience . We are buying property on one person name and planning to enter into an MOU with certain condition and want to register it at registration office .. my question does this process holds legal fighting rights for other members who are not actual owners.
under the transfer of property act, the title vests unto the person in whose name property is registered and possession is important aspect. as such, joint ownership in deed is appropriate, it shall not be an issue with builder
