Procedure to transfer ownership of orally divided ancestral property

We have some properties including pond, agriculture land in a small village in west Bengal , but ownership of all these properties belongs to my late Grandfather name. When he was alive he has distributed these properties by orally to his 5 sons including my father. Now some of my uncles also expired. Recently government has proposed a road near by our property , so rate of land is varing by position. Can any one suggest me how to change the ownership of the property (Orally distributed by Late Grandfather) we are currently using or occupying to our name. Also let me know the details procedure Thanks in advanced.

By virtue of the Hindu Succession Act, all your father’s are entitled to an equal share in his ancestral property. All you need to do is get the property registered in your name by changing the mutation deed in the Registrar’s office. You shall have to produce your grandfather’s death certificate and ID proof which shows that you are his legal heir.
