Procedure to distribute the property which is 40-50 years old

On papers the property is divided equally for 4 family, but the area acquire by the families are not equally. some families have tenant who reside almost 40-50 years. So what one can solve this and partition equally.
If the tenants have been in possession of the property for last 40-50 years then they may claim ownership of the property by way of adverse possession. Under section 27 of Limitation Act, a person claim possession of his property within 12 years otherwise the person in possession becomes owner of the property by way of adverse possession.
