Precautions while buying a new property

Hi Team I'm interested in buying one or two BHK though most of dealer/builders are providing same with MCD floor approval plan, so is it ok to go for that. If yes, then what documents I need to check at their end ., Like title, sale deed, etc in order to purchase property. And lastly how safe is to buy such property which does not have MCD approved plan. Is there will be any threat in future.

U need to see that there would be all the papers been completed and u would been all kinds of paper work and all u would also been take permission from the mcd where u have will have to see to that there are all
