we had to leave our room where we lived more that 35 years on ground of we are not paying rent. but our owner not accepting the same from many years. can you please advice is any law with tenant to support

You can tender rent through cheque or demand draft by Registered AD postal letter.Thereby inferred that landlord is rejecting to accept arrears of rent.
If landlord forcing to you for eviction from room then you can file suit in coury against landlord.

If landlord is ready to grant ownership of pagadi house by paying 100 rents at once ,is it ok to proceed?
