Ownership of the joint property

Total land is distributed in 4 parts. One portion is for mother (died ), 2nd portion my elder brother ( died), 3rd portion for my immediate elder brother (died.confirmed bachelor). Now how I can proceed to get a succession certificate as required for sale of entire land.
you don't have to get any succession certificate for selling any immovable property if all of your co shares are died when the property has automatically came to your hand and at any time you can transfer the same to any third person and for executing any sale deed you can contact with me
