noc required to sale mortgage property sale from lender bank.

my commercial property is mortgage with bank ,want to SALE have given purchaser letter to bank for shown interest to purchase my property along with advance cheque.purchase want to take loan on same property and need noc from bank to sale the property.he will take loan from his bank and transfer the amount to release the property from mortgage.bank is not giving noc to sale.pls guide.

With reference to your query

please ask the purchaser to obtain the pre sanctioned loan based on the income of the purchaser and their after put the proposal to your bank. thereafter you make an application to the bank informing that you intend to sell the property. if the purchaser is willing to take the loan from your current bank I don't think the bank should hesitate in giving any consent for the sale
