NO OC AVAILABLE FOR 20 YERAS OLD BUILDING

Dear Sir,
I am looking for a flat in 25 years old building in Andheri Mumbai. Building is having CC and Plan copy. Society is also registered. But don't have OC. It is advisable to buy such falt. Kindly advice.

If water and electricity connection is available then you can purchase that flat.25 years are much more time.oc may be missing.before purchase follow society rules.and make enquiry about previous payable charges in concern with said flat.

there are two views on this - Legal and Practical
legally, without OC - you should not buy the flat.
practically, even if no OC - if you like the flat then buy the flat and sooner or later the Govt will help the Society to get OC...
So, depends on you what view suits you and adopt !

1. Without OC means there is no permission to occupy the premises;
2. The municipal authority may evict you or any other persons;
3. You can still make a search at the office of the builder, municipal authority or the society;
4. Consult a local lawyer, with full facts and then take steps.
