Name issue in the name of seller in property purchase

A Seller of a plot has "Axx Cxx" name ( Axx being first name and Cxx being last name) registered in registry, lease deed, possession letter, allotment letter, and all other property documents. issued by authority. However, seller has id proof (pan,aadhar, bank) in the name " Axx Bxx Cxx" and no id proofs for the name "Axx Cxx". 1. Now as buyer, will this name anomaly create any issue in transfer and registry of the said property. Also seller is asking for cheque in the name of " Axx Bxx Cxx" and not in the name "Axx Cxx" as mentioned in the property. 2. Is it better that seller first gets the name corrected as " Axx Bxx Cxx" in all property documents and the then sale the property. 3. OR A notarized affidavit by seller can help in this case and is acceptable by authority and registrar? Seller is ready to create a affidavit . If yes, do newspaper publication is also required for transfer / registry.

Please get the name changed first for the above transaction to stop any hindrances in the future.
For the changing of name in a short span of time, please get it done in the bank passbook as it will be used for the change in Aadhar Card and will be done expediently thereof.
