My friend gifted me and wanna transfer ownership

My friend has a open land near Mumbai and he gifted me in 2010 by notrised gift deed and he passes away in 2014 can I transfer this lands owner ship now
This is my response to you:
1. A notarised gift deed is not enough;
2. The Gift Deed should have been registered;
3. State complete facts and then best legal opinion can be shared;
4. Technically speaking, if agreement is not registered then the legal heirs of the friend are the real owners;
5. Consult a local lawyer and take steps.
