Maintenance charges, are they correctly charged? Please advise, thanks

Hi,
Please guide if the charges are true.
Building name:
Manomay, Sai Developer
201/A, Sector 35D,
Kharghar, Navi Mumbai
Status: Renovation till September
Charges of maintenance:
Elec charges common area-500
Maintenance charges -4073
Major repair fund - 2372
Painting fund - 3000
Sinking fund - 791
Water charges - 170
My concern is, shouldn't maintenance charges include elec charges of common area + water charges + Sinking fund?
This is my response to you:
1. Yes since common area is for usage by all members of society;
2. It cannot be charged sepeartely;
3. If you concerns then bring it up in the meetings;
4. Consult a local lawyer and take steps.
