Landlord asking to vacate before the lease period

29-Sep-2023 (In Property Law)
I am staying in Chennai for lease. As per agreement, the lease period is one year. However, my owner is asking me to vacate now as I just completed 3.5 months. The reason is he needs to sell the property due to his debt settlement. As per agreement, 2 months is the notice period and he asking me to vacate within this period. Is there any chance that I can so no as the agreement period is not over yet. Is the reason said by the owner is acceptable by law? Please advise.
