land sell issue...............

I own land in Adul,Satara,Maharashtra...I own 2/3 rd of property and remaining 1/3 is owned by some other family (Not our relatives)...I want to sell it but talathi of that area is saying i cant sell without consent of other owner...Now the main issue is nobody exist from their family neither owner nor spouse/children...i also asked local people about them but no one knows them...so how would i sell that land with their consent? Even i cant file case as no one is alive from their family....is it possible to sell it without their consent and transfer ownership?...so what can i do in this case?
