How to sell the land of deceased father

We are 3 Sisters (All Married) having no Brother.Our father expired in October 2014. MY father has a piece of land measuring abt 2.5 katha at Siliguri. Now we wants to sell this land so what are the legal formalities for the same. Also please advise that can we sell directly to the buyer without registration in our names and also what is the government liability of taxes or duty in this case
You can sell the land standing in the name of your deceased father. However you may obtain a heirship declaration from 1st class judicial magistrate in support of your heirship. You will also need the death certificate of your mother.
