In Maharashtra, 7/12 extract (also called Satbara Utara) is the key land record that shows ownership, cultivation details, and rights. If you’ve purchased land and want to add your name in 7/12, here’s a step-by-step guide like a lawyer would advise:

1. Ensure Your Ownership Documents Are Ready

You will need:

  • Sale deed registered at the Sub-Registrar’s office.

  • Property tax receipts / previous owner’s documents (if applicable).

  • Any other ownership documents as required.

Note: The 7/12 reflects the legal owner of the land, so a registered sale deed is mandatory.

2. Apply for Mutation

Adding your name to the 7/12 is done via mutation (or transfer of ownership) in the land records.

Steps:

  1. Visit the local Revenue Office (Tehsil / Talathi / Mamlatdar office) of the area where your land is located.

  2. Fill out the “Application for Mutation of Property” (usually Form 6).

  3. Attach required documents:

    • Registered Sale Deed

    • ID proof of the buyer

    • Previous 7/12 extract

    • No objection certificate (if any co-owners exist)

  4. Submit the application to the Talathi / Village Revenue Officer.

3. Verification

  • The Talathi or Revenue Officer will verify the documents with local records.

  • A site inspection may be conducted to confirm possession.

  • Objections, if any, will be considered from other parties.

4. Entry in 7/12

  • After verification, the Revenue Officer will record the mutation, adding your name as co-owner or owner.

  • You will get an updated 7/12 extract showing your name.

5. Timeline

  • Typically takes 1–3 months, depending on the office and verification process.

6. Legal Tip

  • Ensure the sale deed is clear and registered properly.

  • If previous owners have disputes or multiple heirs, getting a mutation can be delayed or contested.

  • Always retain a copy of application and receipts from the Revenue Office for follow-up.

Visit the Tehsildar office having the jurisdiction and apply for entering your name in 7/12. Attach a copy of the sale deed. Mutation entry with regard to the 7/12 will be taken in your name. They will guide you in other appropriate formalities if any.

As per your query You need to file application to the Tahsildar office along with purchase documents. If the land is an agricultural land you need to also file documents showing that you are an agriculturist.
