How can I convert SPA into registered deed for house property?

I and my wife owe flat in faridabad under SPA.I intend to register it in my wife sole name I am a sikh and want to know the process and cost involved .Can it be done in the form of gift .My name is first in SPA and we purchased flat in 2005 .What is ownership status if power of autorney holder dies
Hi.You cannot transfer the said property through gift deed to your wife.The safest way is to file a suit for declaration in civil court,and in that you declare that the said property will be owned by your wife and on wife as their is no legal heir to it.A publication will be done in local newspaper and notice to other legal heirs if necessary.If there are legal heir they will record there statement of no objection.The decree of declaration will be passed in favor of the wife and will be hence sole owner of the said property.
