In any case husband can't avoid maintenance to his wife.but major children can't demand maintenance. Now as far as property is concerned you can what ever you want if it is your own earned property . But for inherited property you can sell while children are minor. In any case it is not appropriate to hand over the property to a third party by what ever means as we can't trust any body. Rest depends upon you.
