Grandfather earned apartment transfered to grandmother how to transfer

My grandfather earned and owned a flat, which was transfered to grandmothers name by NOC of their childrens (my father and 4 paternal aunts) after grandfathers death. I being grandson earn and take complete care of my grandmother staying with her. Now she wish to transfer the said flat to me. My questions are: 1. Is the flat considered as ancestral property? 2. What should be the procedure to transfer it to me? GIFT DEED CAN DO? 3.And can my father or aunts or any of their decedent claim on said flat?

If the transfer solely was effected through a registered indenture relinquishing rights by other heirs, than yes, your grandmother can transfer her rights in the subject flat solely in your name, else further advise would be possible after perusing the pprs
