EC requirement and previous sale deeds for how many years

How many years EC is required in the case of purchase of agri land. 30 years is ok? one lawyer is asking property documents starting from 1912 to establish the correct ownership. No one will have documents for 100 years and in case the property transfers happened multiple times in the last 60-70 years, how long we need to go to verify the correct ownership.

Normally 30 years of EC would suffice. But for perfect verification one needs papers from day one from the existence of any property, impossible in most cases. Practically, a good amount of information may be gathered from EC from the past 30 years.
