Documents required for Gift Deed

I want to transfer a plot to my sister as Gift Deed and the property dealer from whom I brought this project asked me to get a digital e katha with photo post that only I will be able to transfer the property. I have paid 4000 for this to him and they initially said it will take 45 days but it's been 2 months still I haven't got the same. Please let know is this document really mandatory for property transfer via gift deed
yes, the digital khatha or E khatha is mandatory for registration of the property if it is in village Panchayath limits and if it is in BBMP limits, khatha in your name and the tax paid receipt is required to register the gift deed in favour of your sister. but to get the khatha it will not take 2months
