Dispute with land boundaries due to mistake in directions

Hello experts,
The land in dispute was first sold by owner in 1986 with following boundaries.
East : gat no. 310
West : gat no. 312
South : Road
North : Remaining land in the same gat no. (311)
In these boundaries, there is one mistake. The road is actually on north side and remaining land is on south side.
Above land I purchased from 1st buyer in 2009. With following corrected boundaries
East : gat no. 310
West : gat no. 312
South : Road
North : Remaining land in the same gat no. (311)
The initial owner (Who's old in 1985) has sold the same land to another party in 2010 with following corrected boundaries.
East : gat no. 310
West : gat no. 312
North : Road
South : Remaining land in the same gat no. (311)
Now the new purchaser is claiming that Road side land belongs to him.
As per the law, who will be legal owner of road side land?
