Contract to purchase open plot

The vender made an agreement to sell the open plot [by stating that he is the agreement holder ]to me for a consideration of 14.90L and he had given me a 45days time in the mean while his [vendor] friend sale that open plot to third party by taking an authorisation from the absolute owner
What ara the legal remedies available to me plz suggest me and also plz help me

you can file a suit for cancellation and execution of the agreement of sale in your favour and you need to further obtain a relief of injunciton restrarining them from further transfer the proeprty in the name of others and you can also seek refund of the money if you wish
