Commerical Property registration confirmation

Hi,
I am purchasing commercial plot from first owner who has not registered his plot with the builder. He has sale deed agreement and possession letter dates 2017. The first owner claims to get his ownership transferred to me from builder after payment of complete money.
Please confirm is this possible. Will get plot registration rights after he gets plot transferred in my name?
Dear you also execute Sale deed agreement with seller and in agreement subscribe that He was purchased from that person and now he will sale the same to you, You Also subscribe in agreement that He will transfered Possession to you
