Clarifications on booking flat after RERA Act came into force

Hi I am buying a 2BHK flat. I have few queries regarding the same especially after RERA act. Please help me in understanding the details. 1. They are charging per sqft rate for 1216sqft which is super bulit area. Carpet area is about 70% 858sqft. Is that legal especially after RERA act 2. Basement Car parking is being charged 4 lacs separately. Is that correct after RERA My Religion is Hindu Looking forward to help. Thanks Vaibhav

After RERA Act the buyer will pay only for the carpet area. The builder can't charge for the super-built up area , as has been the case in past. Carpet area has been clearly defined in the bill to include usable spaces like kitchen and toilets imparting clarity which was not the case earlier.
