Clarification on procedure to obtain Hakku Patra for land

Hi sir/madam, i bought 30-40sqft plot in Gram Panchayath, in 1976 government had distributed the land under some scheme, but my previous owner lost the hakku patra, we requested for duplicate hakku patra in taluk office, they have written that, we checked the records but not found, we got e-katha by submitting the letter which has given by taluk office & the registration also done. If i want to sell the plot, buyer will ask us the hakku patra. So can you please suggest me how i can get hakku patra. Thanks

On the basis of Survey Number please ask for Hakku Patra in the Concerned office. Even though there will be no records, they will carry ledger enter. Please check into that. The entry in the ledger book is sufficient to prove the Hakku Patra is issued.
The reason for Hakku Patra is that - it contain the alienation clause. Like, respective authority will mention the certain clause with regard to restriction to transfer of right over the said property in certain period. If the transfer is done during this specified period, the Hakku Patra Lost its legal entity. The Holder will loose its rights over the property. Therefore it is necessary to very before its sale.
Please apply the Hakku Patra by way of RTI by giving your RTC details. Also file a manual copy application. In this also sought all connected document inrespect of Hakku Patra.

According to the Karnataka Information Commission, one can file the RTI to obtain information related to a Hakku Patra. If the petitioner is not satisfied and wants remaining information, he can file first appeal before the First Appellate Authority within 30 days from the receipt of this Order...
