Cancelling a commercial property unit

I shown interest in a commercial property unit last year in Mar 2019 and paid a token amount (15%) and signed an expression of interest. It has a clause that 15% of total unit amount will be forfeited in case I back out. I have not yet signed any BBA and it is still with me. Now coz of current situation I don't want to continue with this and want to keep money with me. I discussed this situation with the builder and I am told that 15% amount will be forfeited which means entire amount paid by me will be forfeited. Please help me understand, how much builder can forfeit legally in the absence of signed BBA?

Builder cannot demand 10 percent above without signing of an agreement. So they have committed wrong through illegal process.

you need to file a complaint to rera for cancellation of booking and refund of amount without revealing you have the agreement copy.

I have appeared in rera and have the required expertise in this regard.
