cancellation of a under construction booked flat under RERA

I have booked a apartment for under construction project . I want to discontinue this from my side . I have paid 33 % of apartment cost . Now i want to go with cancellation . As per purchase agreement builder is suppose to pay me paid amount after deducting booking amount which is INR 200000 . Can I be guided on how to proceed . I have paid 12% GST as well . Will that be refundable ?
1. It is under construction project. As per, RERA refund policy you can get 100% refund booking amount ( excluding GST ) from the builder.
2. Communicate builder for the refund, in case no refund on stipulated time then issue legal notice for the same.
