Can I construct/sell partly owned house.

26-Aug-2023 (In Property Law)
I have a house built on 200sq ft which has two parts owned by me and another person both having 100sq ft . I bought the house in 1965. Both the houses are totally separate. So, now I want to know that can I sell/reconstruct the part owned by me. Because some people saying that I can't unless I get the permission from the owner of other part. You answered that I need mutual understanding and agreement to do so but that person is not agreeing. So please tell if there's any other way out. Thanks

you may do so after setting issue by mutual understanding recorded and registered eume mutually partition the property e under a memo of understanding attaching the partitioned portion between you and the other person

If the house is built by you and there is clear demarcation of area and ownership of property then there is no bar in selling the property by you since you are the absolute owner.
However, the property documents and status needs to be checked, before perusing the documents it is difficult to advise anything at this stage.
