Can a property which is not registered but executed by court be sold

one of my friends expired mother had registered a will in the name of her sister and the will executed by the court but not register till now in local register office. will he sell his property right now?

A will is valid whether it is registered or not. The difference is that an unregistered will needs to be peobated by the court. If the will has been probated by the court then the beneficiary may take over the property and may sell it even if the will was not registered initially.
