Caclulation of compensation of land acquire by NHAI

Nhai told me to give compensation for our land that they acquring will be based on benchmark value. But this rate is very low in comparison to private market value near our land. Kindly tell difference between private market value and govt market value then also tell which market value will be considered for calculations of compensation
