Buying a flat in resale related queries.

Have couple of questions related to buying a flat in resale. 1. What all documents do we need to verify before getting into sale agreement ? 2. The seller is saying that he will make sale deed for 80% and an Agreement of sale of on Non Judicial Govt of KA eStamp for Immovable/Built-In Non-Detachable Systems for remaining 20%. The existing sale deed is also of 80% and a separate agreement of sale for 20% is there. Are there any issues with such type of agreement ?

you need mother deeds, sale deed, RTCs, conversion certificate, mutation, village map, plan approval, joint venture agreement in case of joint venture. EC for 40 years for the property, and 20 years EC for flat, katha for flat, commencement certificate, occupancy certificate, all other approvals. 7a form etc
you can discuss about the details of sale deed on producing the document
