Area of flat different from the approved area, should I buy the flat ?

I am getting an offer to buy a 2 BHK ground floor flat in Noida, ready to move, with a proposed super built up area of 1459 sq ft, including 3 open terraces. However, I came to know that the approved (by Noida authority) super built up area is only 1250 sq ft (does not include the open terraces). Also, one of the bedroom’s position is different from the approved plan. The builder is ready to make agreement papers with the actual (increased) area. Should I go ahead and buy it ? Can there be any problem during registration of the Noida flat ? Also, can there be an issue during selling of the flat in future ?

Do not buy the property if the layout plan has not been approved by the concerned authority. Ask the builder to get a written permission certifying the new plan which he has made. Also ensure, that the builder has obtained the commencement and encumbrance certificates.
