Are society maintenance charges same irrespective of size of flat?

Hello, My religion is Hindu. I have bought 1 BHK apartment in Pune which has around 2BHK and 1 BHK flats. While giving possession, builder took 35 K as maintenance for 1 bhk and 55 K as maintenance for 2 BHK. Later society is handover from builder to society committee members. Now, they have asked to pay 3 k as monthly maintenance charges, irrespective of 1 BHK or 2 BHK. Is it as per rule/law that maintenance charges should be same for 1 bhk and 2 bhk? or maintenance charges for 1 bhk should be less than that of 2 bhk? because builder also had collected lesser amount as maintenance charges for 1 bhk than 2 bhk.

Hello Dear Client, as per your query i can only suggest you according by laws only all the maintenance charges will be taken. whether it is 3000/- or more then 3000/-. so tell to your secretary and all the society concern person about this BY-LAWS.

As per informaton you provided your building society committee asked to pay 3 k as monthly maintenance charges, irrespective of 1 BHK or 2 BHK. In such circumstances it woud be proper if you should go through the contents of registered deed of decalration of your scheme or apartment. If you provide me the copy of Said DOD then i may guide you in this respect. you may contact for further.

As per the adopted model bylaws, maintenance fees are divided by a number of flats. We intend to change this to per sq ft because it is very burdensome to pay for a 1BHK with 350 sq ft carpet (Rs 12000/p/m GST) or compared to a 2BHK with 740 sq ft carpet (Rs 14000/p/m plus GST) and comparing to s 3BHKs -1300sqft (Rs 18000/
