What to do if landlord is not complying with the terms of agreement

I am tenant living in khar west. The Building Which We Are Staying Was Going To Be Redeveloped.At the last moment one partner ditched & opted out from the project. Other partner is very much intersted to go ahead.The building is in danger position & bmc has served notice. Meanwhile The First Partner Wants All Tenants To Vacate The Premises Through Selling To Her. Also She Is Looking For That Date & Time When The Building Will "Collasped" & Get The Possession.Although We As Tenants & She Are Residing In The Same Building. Also She Has Started "Commercial Activites" In Our Same Building, By Opening Garage, Letting Out Parking Spaces To Other People, Tailoring Activities In " Meter Room"Etc. Now The Building Is Already In Danger Position & In Emergency We Need To Exit Shall We Lose The Room In That Building, As She Is The Landlord. Kindly Advice.

This is my response to you:
1.You must issue a legal notice to this landlord-lady;

2. The landlord cannot begin commercial activities and do other unlawful activities in the building premises especially when BMC notice has been issued to you;

3. The society should also issue a legal notice to this landlord;

4. The other partner can also issue a legal notice and ask for specific performance of the contract (oral or written agreement to redevelop);

5. You can also approach the court and ask the court to carry out a court mandated redevelopment of the building.
