Procedure to sell the property brought from landlord years ago

My query is related to real estate. My dad bought the house around 32 years back by giving INR 30,000. Rent of INR 200 was supposed to be deducted from the deposit. Once 30,000 ends he will have to pay the rent himself and that will never increase but the tax rate will increase. he gets a rental bill of INR 200 but he pays INR 500 now. Our landlord is an ex-councillor and we want to leave the house but we need to know if we are eligible to sell the house or we should get some amount from the landlord. What does the law suggests in this regards? We are not sure what action should be taken here as our landlord is a powerful person.

The relationship between your dad and landlord is of tenant and landlord. Your father had paid Rs.30000 as advance rent and was deducted by Rs. 200 per month.
Now it is clear that you stayed in his house by paying rent. And you not accrued any title over the property as owner.
When you leave the tenanted premise you cannot claim any benefit from the landlords.
