Legal action against landlord deducting money from security deposit

Hi, I moved into a room in a shared apartment. 5500 rent, 10000 security deposit. I moved in on October 20th. My rental agreement starts from October 20th. My landlord asked me to pay the rent for 10 days in the month of October. Now at the time I am vacating, she’s been telling me that she would deduct the remaining 20 days rent from the month of October. + 100 per month as cleaning charges. + appliance repair which are not in the rental agreement. What am I supposed to do?

This is my response to you:
1. You must send her a legal notice;
2. State in the legal notice that she is wrongfully and arbitrarily charging expenses which were never agreed before hand;
3. If she still does not listen then you can approach the Rent Authority as established under the Rent Act;
4. You can directly file a complaint against her and also claim compensation from her for mental loss, agony caused to you by her;
5. Your landlord has to follow the terms and clauses written in the rent agreement and no other.
